When do your leases start? Our leases start either on June 1st or August 1st of each year. Move in times are late in the day to allow for carpets to dry and cleaning to be completed. Please check for specific dates for each house on our website. Can we sign a 6-month lease? No, Sorry but we do not do 6-month leases. Who needs to sign the lease? Everyone living in the home must sign the lease. Do you use separate leases for each bedroom? No, the whole house is leased to you as a group, if one person moves out, the rest of the tenants including the absent roommate are still responsible for the full rent. What happens if one of us needs or wants to move-out? If a roommate wants to vacate the house before the lease runs out, it is the responsibility of all parties who have signed the lease to find a suitable replacement or to cover that person’s share of the rent. Can I sublet my room for the summer/ semester? You can sublet but any damages caused are your responsibility What is the difference between security deposits and cleaning fee? Security deposits are refundable if no additional payments/damages are incurred during the lease period. Generally, the cleaning fee will cover the cost of cleaning the unit if it has been routinely kept clean and is left in good shape; however, additional fees will be incurred if bathrooms have calcium buildup, trash or unwanted items are left in the house, floors/walls or cabinets/closets are not clean, blinds/walls/appliances are damaged or marred, cigarettes butts are scattered in the yard, or similar situations occur that require additional cleaning time. What are your late fees? Late fees are $100 if any portion of the rent is not received by the 5th. Late fees cover the costs of collecting and covering our mortgage costs when payments are received after the late-due date. Rent is actually due on the first of the month and is late after the 5th. Tenants can elect to provide post-dated monthly checks in advance to be deposited on the 5th of each month Late fees are due with the next month's rent or additional charges will accrue. Do the houses have Air Conditioning? During the summer of 2009 all homes were converted to air conditioning, some received new high-efficiency gas furnaces. Who maintains the landscaping? Generally, it is the responsibility of the tenants to maintain the yard; however, in the spring and periodically throughout the year, we will spray to kill and slow the growth of weeds. What happens when we need something fixed? Give us a call or send us an email and we will have a repairman out very quickly, usually within 24-48 hours.. Plumbing clogs, pest control, and routine maintenance (such as light bulb/filter replacements, lint build up in the dryer filter or hose, etc.) are the responsibility of the tenant. Can we paint rooms different colors? We generally do not allow rooms to be painted. There are however many other ways to personalize your room in less permanent ways. IE fabrics, carpets, window coverings, wall hangings. Can we drop off our rent checks? Yes, if arrangements are made in advance of due date. Can we send individual checks? Yes. How secure are the houses? Every precaution has been made to ensure that houses are secure; however, if doors, windows, and cars are left slightly ajar or unlocked, entry will be possible. Many of our homes are equipped with outside lighting to deter crime, and yards/bushes are trimmed when necessary to allow ample visibility. The UA area is subject to the same incidence of burglaries and other crimes as most neighborhoods; caution is your best defense. Can we install a security system? Yes, with prior approval. Can we stay second year? Current year tenants have priority to stay a second year provided that end-of- the-year cleaning takes place and the prior year’s cleaning fee is replenished; a new lease will be signed prior to active rental period in March/April. Depending on anticipated or current costs and market conditions, there may be a minimal rent increase for the second year. |
